How prorated rent works
Count the days the tenant actually has the lot — the move-in day counts — divide by the days in the month, and multiply by the rent. A $450 lot with a move-in on the 20th of a 30-day month is 11 days: 450 × 11 ÷ 30 = $165. Put the method (actual days or a flat 30-day month) in your lease and use it every time; consistency is what makes prorations argument-proof.
Collect the prorated rent, the deposit, and any fees before handing over keys — then the first full month starts on the 1st like everyone else's, which keeps your rent run simple. Common questions
How do you prorate lot rent for a mid-month move-in?
Count the days from the move-in day through the end of the month (the move-in day counts), divide by the number of days in that month, and multiply by the monthly rent. A $450 rent with a move-in on the 20th of a 30-day month is 11 days: 450 × 11 ÷ 30 = $165.
Actual days in the month, or a flat 30-day month?
Actual-days is the default and feels fairest — February and July cost the same per month, so the daily rate flexes. A flat 30-day (banker's) month keeps the daily rate identical year-round, which some owners prefer for simplicity. Either is fine; pick one, write it into the lease, and apply it every time.
Do I prorate the deposit or fees too?
No — the deposit and any one-time fees are usually charged in full. Only the first (or last) partial month of rent prorates.
What about move-outs?
Same math from the other side: count the days from the 1st through the last day of occupancy and charge that fraction of the month. Proper notice still applies — a tenant who leaves mid-month without notice may owe the full month, depending on your lease and state.
